Roof Inspections by Parsons Construction – Overview for Homeowners
During the summer, the Amesbury West Homes Association arranged for Parsons Construction to conduct roof inspections throughout our neighborhood. These inspections and evaluations were provided at no cost to homeowners or the Association, and there is no obligation for the HOA or any individual homeowner to hire Parsons Construction for repairs or roof replacement.
As part of this process, Parsons provided two detailed reports that are now posted on the Association website:

Shared Roofs and Replacement Challenges
All homes in our neighborhood share a common roof structure:
Exploring a Possible HOA-Funded Roof Program
In light of the inspection results and the shared-roof design of our community, the Board is exploring what it might look like—from a cost and dues perspective—if future roof replacements were funded through the HOA rather than by individual homeowners.
This evaluation is still in an exploratory phase. No decisions have been made, and no changes have been approved at this time.
If the Association were to move in this direction in the future, the Board would also consider fair reimbursement options for homeowners who replaced their roofs independently shortly before any HOA-funded program began. Any such reimbursement would likely be based on the age and remaining useful life of the newer roof at that time.

- Roof Condition & Grading Report
This report assigns an overall condition grade to each building’s roof in the neighborhood. The grades are intended to give homeowners a general sense of the current condition and remaining service life of their roof. - Deficiencies & Recommended Repairs Report
This report identifies specific issues observed during the inspections—such as concerns with shingles, vents, flashing, gutters, siding interfaces, or other roof-related components. It also includes recommended repairs and estimated costs for those items.

The reports reference 4611 Bayswater Road on every page. This address was used by Parsons as the project address and does not indicate that the information applies only to that home.
To find information specific to your home, please reference the building number listed in the report. - Finding Your Building Number
If you are unsure which building number your home belongs to, please refer to the Amesbury West Roster / Contact List posted on the website. This document lists all homes along with their corresponding building numbers.
Shared Roofs and Replacement Challenges

- Courtyard homes share roofs between two homes.
- Townhome buildings consist of four- and six-unit buildings sharing a single roof.
- Lower overall costs
- Consistent shingle materials and appearance
- Reduced risk of mismatched roof ages within the same building
